You are a member of a community.
Every home in this community is subject to the covenants, conditions, and restrictions of the community. (Article 2)
You can't just do whatever you want.
Modification to your home exterior, landscape, and overall appearance cannot be altered without approval. (Article 5)
You have a responsibility.
All owners have the responsibility to maintain their home, its landscaping, and any improvements consistent with the community wide standard and the its declaration.
Short Answer: No.
Every person who is a recorded owner of any lot with Camp Creek Village is subject to the declaration. Refer to the section on understanding the convenants. (Article 2)

Understand height restrictions, style options, stain, and post digging requirements for the neighborhood.
Understand where exactly you can put your fence. Improperly installed fencing may be subject to assessments and removal.

The Camp Creek Village has a limit on the number of homes that can be rented in the community. Please apply to the HOA to ensure your rental is within the rental cap limits. Review the CCRs for details. Forms can be found in the Sentry Portal under Information Center. Potential tenants must acknowledge the receipt of the rules and regulations and sign leasing addendum. Renting your home without authorization will result in fines and further action.
A few things to know:
The leasing cap is 15 lots. Only lots with a leasing permit are authorized to lease.
Minimum lease terms are 1 year. Short term rentals (e.g Airbnb) are not permitted.
There is a leasing administrative fee of $500 due upon approval.
Failure to provide notice will result in fines.
You must own and occupy your home for 12 months prior to requesting a lease permit.

For title agents, closing agents, lenders, or buyers and sellers seeking a resale certificate, resale package, refinance, or questionnaire to facilitate the sale or refinance of a property in an Camp Creek Village, you can order these online.
During the development phase of building, the established Board of Directors is the Developer/Builder. They will remain the Board until the community is close to completion. Then there will be an election held for a Board of property owners from within the community.
