What are Covenants, By-Laws, Rules & Regulations?
What are CCRs?
CC&Rs stand for the Declaration of Covenants, Conditions, and Restrictions. Homeowners association CC&Rs are, in essence, the rules of a community.
What are Bylaws?
Simply put, bylaws for homeowners associations set forth how a HOA shall function. HOAs need bylaws to regulate daily operations since they are legally regarded as companies, even if they are non-profit organizations.
What are Rules & Regulations?
You automatically join the neighborhood association and take on responsibility for adhering to all of its rules and regulations when you buy a house that is a part of it. Protecting your investment as a homeowner is the main goal of community rules and regulations.
It's my home. Why can't I change what I want?
Restrictive covenants usually aim to preserve property values by imposing limitations related to home maintenance, architectural decisions, and the like.
What happens if I just go ahead and make the changes I want to make?
It's important to review the covenants and restrictions. Unauthorized modifications will be subject to a fine. If the modification is deemed to be unaccepted, it will have to be removed or corrected at the owner's expense. It is best to submit for modification authorization.

HOA fines are used to help enforce community guidelines, as outlined by their governing documents. Fines are issued when a violation of community rules and standards occurs. These rules can vary but may include things like ignoring lawn care, parking in undesignated areas, or violating noise restrictions.

Residents have ten (10) calendar days after the receipt of the violation notice or ARC decision to submit a written request, through the HOA Office, to have the appeal heard. Please review the Rules & Regulations for additional details.
